New Malden Rear Extension

This rear extension & renovation transformed a period terraced house in New Malden, creating a light-filled family home that balances contemporary living with the character of the original property.

The existing house was in need of updating, with a small kitchen that felt disconnected from both the garden and the main living spaces. The family also needed to accommodate a growing number of practical requirements, including a utility room, pantry, cloakroom and WC, without compromising valuable living space.

Our design centred on a six-metre rear extension, maximising the available footprint and completely reconfiguring the ground floor. The kitchen was relocated to the rear of the house, creating a stronger connection to the garden and establishing a natural hub for family life. Careful planning allowed a range of practical spaces to be seamlessly integrated into the layout while maintaining a generous open-plan feel.

Natural light was a key part of the design. Two large rooflights bring daylight deep into the extension, while a built-in window seat creates a welcoming dining nook overlooking the garden. The pitched roof form was carefully developed in response to planning constraints, creating a distinctive profile that adds character and helps define the different zones within the open-plan space.

Throughout the renovation, original features were complemented by carefully chosen materials and details, including exposed brickwork, bespoke joinery and a salvaged fireplace. The front door was also replaced with a design more in keeping with the architectural character of the surrounding New Malden streetscape.

The result is a warm and welcoming family home that feels brighter, more connected and better suited to modern living, while remaining respectful of the period character that first attracted the family to the property.
