Extending a House on the Webb Estate: A Purley Architect’s Guide to What You Can Build

If you own a house on the Webb Estate in Purley and you are thinking about an extension, a loft conversion or a bigger remodelling project, you are working inside two sets of rules at once — Croydon’s conservation area controls, and the private covenants William Webb attached to the estate more than a century ago.

The short answer: yes, you can extend on the Webb Estate, and contemporary design is not ruled out. But conservation area status means permitted development rights are cut back, planning permission is required far more often than elsewhere in Croydon, and schemes are judged against a landscape-led logic rather than a set of dimensions. Rear extensions are the most straightforward. Side extensions and roof alterations are the hardest, because both erode the things the designation exists to protect: the gaps between houses and the roofline.

This guide covers what needs permission, what tends to get approved, why applications get refused here, and when it is worth involving an architect. Can I extend my house on the Webb Estate?

In most cases, yes. Conservation area status does not prevent change — it requires change to be considered. Croydon Council has a legal duty to preserve or enhance the area’s special character when it assesses an application, and that duty is what shapes every decision here.

What it does mean is that the margin for error is smaller. The refusals we see on estates like this cluster around the same causes:

  • Loss of openness. The gaps between houses are the defining feature of the estate. Anything that closes them is resisted.
  • An addition that overpowers the original. Extensions are expected to read as subordinate, not as a second house bolted on.
  • Roof alterations that disrupt the roofscape. Oversized dormers, hip-to-gable conversions and lost chimneys all register strongly here.
  • Hard front gardens. Paving, tall solid fences and oversized gates cut against the soft landscape edge the estate depends on.
  • Thin materials. uPVC windows and flat smooth render undermine otherwise competent designs.
  • Covenants nobody checked. A private restriction can block works the council has already approved.

Almost every one of those is cheaper to solve before a design exists than after a refusal.

Why the Webb Estate is different: the “Garden First” principle

The Webb Estate was developed between 1903 and 1925 by William Webb, who envisioned a greener, healthier alternative to dense urban living. Unlike the speculative suburban development of the period, it was meticulously planned.

Roads were laid out first. Trees and hedges were planted. Spacious gardens were established before many of the houses were even built. Webb set out the thinking in his book Garden First in Land Development, arguing that landscape should shape architecture rather than simply surround it.

He went further than general principle. Individual roads were given their own planting identities — rose borders on Rose Walk, silver birch on Silver Lane, flowering trees and briar hedges on Briar Hill, herbaceous planting on South Border. More than a century later, that structure is still legible on the ground, and it is still what the designation protects.

This is why landscape on the Webb Estate is not decoration. It is protected character — and it is the reason a proposal here can satisfy every dimensional guideline and still fail.

What conservation area status means for your house

The Webb Estate and Upper Woodcote Village are designated conservation areas. In practical terms, three things follow.

  1. Permitted development rights are cut back. In a conservation area, side extensions and cladding lose permitted development rights entirely, and the allowances for rear extensions and outbuildings are reduced. Work that would be automatic elsewhere in Croydon needs an application here.
  2. Demolition is controlled. Substantial demolition of a building or boundary wall in a conservation area needs consent in its own right, separate from any permission for what replaces it.
  3. Trees are protected by default. Even where no Tree Preservation Order exists, you must give the Council six weeks’ written notice before carrying out works to a tree in a conservation area, giving them the opportunity to make a TPO.

Do the Webb Estate covenants still apply?

Yes — and this is the layer homeowners most often overlook. The Webb Estate is governed by historic restrictive covenants originally introduced by William Webb to preserve the quality and character of the estate. They run with the land and are entirely separate from the planning system.

Typical covenant controls include one detached house per plot, restrictions on business use, controls over setbacks and siting, requirements for hedges rather than solid fencing, and expectations around landscape maintenance.

The practical consequence is straightforward: planning permission alone may not be enough. Depending on the works, you may also need covenant consent — and a covenant can prevent something the Council has already approved.

This is the same structure we work with on the Dulwich Estate, where the Scheme of Management sits alongside and independent of council permission, and in Woldingham Village, where the Gilford covenants of the 1880s are still administered today. The mechanism differs in each case; the lesson is identical. Establish the covenant position when you read the title, not when a neighbour raises it.

Covenant controls over siting, boundary treatment and one-house-per-plot are part of why the estate’s grain has stayed so consistent for over a century.

Do I need planning permission on the Webb Estate?

More often than you would elsewhere. Projects that commonly require permission here include:

  • rear extensions
  • side extensions
  • loft conversions and roof alterations
  • dormers and, in some cases, rooflights
  • outbuildings and garden rooms
  • front garden hardstanding
  • significant boundary changes

Rear extensions: usually the most straightforward

Rear extensions are generally the easiest addition to get right on the Webb Estate, because they sit away from the street and away from the gaps between houses.

They work best when they:

  • remain proportionate to the original house
  • avoid excessive width or depth
  • maintain the openness of the garden
  • use materials that complement the original
  • connect naturally to the landscape rather than turning their back on it

Contemporary architecture can work extremely well here, provided it is restrained and carefully detailed. The estate’s tolerance for modern design is higher than most homeowners assume — what it will not carry is an addition that competes with the house or the trees.

Side extensions: the harder case

Side extensions are more difficult, because they risk closing the spaces between homes — and those gaps are essential to the estate’s low-density character. They are also the category that lost permitted development rights on designation.

To improve the chances of approval, a side extension should usually:

  • sit back from the front elevation rather than continuing the façade
  • remain visually secondary to the original house
  • use a lower ridge height
  • preserve the view through to greenery beyond

Space on both sides, with planting reaching between the houses. These gaps are the single most protected characteristic on the estate.

Roof extensions and loft conversions

Roof alterations are heavily scrutinised here, because rooflines — steep pitches, deep eaves, gables and tall chimney stacks — are such a large part of the estate’s character.

The issues that most often cause problems:

  • oversized dormers
  • hip-to-gable extensions that change the roof’s whole geometry
  • flat-roofed additions on top of a pitched roof
  • removal of chimney stacks
  • excessive rooflights on prominent slopes

The best roof alterations here are discreet, well-proportioned and minimally visible from the street. A rear-facing dormer set well below the ridge is a far easier conversation than anything that alters the front roof plane or the silhouette.

Steep pitches, deep eaves, tile hanging and tall stacks. The roofscape is doing as much work as the elevations, which is why alterations to it attract the most scrutiny.

Outbuildings, garden rooms and garages

Garden rooms, garages and pool houses often work well here, and they can be a better answer than extending the house. They succeed when they are modest in scale, clearly subordinate to the main house, softened by planting and discreetly positioned.

Problems arise when an outbuilding dominates the garden, or when it appears visually detached from the property it serves — reading as a second building on the plot rather than an ancillary one, which also runs into the covenant position.

Windows, materials and architectural details

Original detailing matters enormously on the Webb Estate. Features worth preserving include timber casement windows, leaded glazing patterns, chimney stacks, clay roof tiles, textured render and brick detailing.

Poor material choices undermine otherwise good designs. uPVC windows lack the depth and shadow of timber; smooth render reads visually flat against the estate’s roughcast; oversized aluminium sections can feel out of character on a house detailed at a finer grain.

The best alterations here use materials with texture, depth and longevity. That is a constraint on product choice, not on ambition.

Front gardens, driveways and boundaries

Front gardens are one of the most sensitive parts of the estate. The original Garden First philosophy relied on soft landscape edges rather than hard enclosure, which is why large paved front gardens, tall solid fences, oversized entrance gates and excessive hardstanding are all commonly resisted.

What the character depends on instead is hedges, planting, permeable boundaries and mature greenery.

Parking is the practical tension here, and it is usually solvable. A drive that is broken up by planting, surfaced permeably and screened by a hedge reads very differently from an unbroken apron of paving, even at a similar area. It is worth saying plainly: on many Webb Estate projects, improving the landscaping has a greater positive impact than altering the house at all.

Trees and the wider landscape

Trees are fundamental to the identity of the Webb Estate. Many are protected by Tree Preservation Orders, and — as above — all trees in a conservation area are subject to the six-week notice requirement even without a TPO.

Landscape design is therefore a major part of any successful planning strategy here, not an afterthought added at validation. On a constrained plot, a tree survey and root protection plan will often tell you where a building can go more usefully than any amount of policy reading.

Why applications get refused on the Webb Estate

Refusals here commonly cite excessive scale or bulk, overdevelopment of the plot, loss of openness, inappropriate roof alterations, removal of important landscaping, poor material choices, or dominant front parking arrangements.

Almost all of them come back to the same underlying issue: the proposal fails to respect the estate’s original landscape-led design logic. A scheme that starts from the landscape rarely runs into these objections. A scheme that starts from a floor area almost always does.

Five principles that work on a Webb Estate plot

  • Start with the landscape. Think about gardens, planting and openness before architecture. It is not a sentimental instruction — it is the order the estate was built in, and the order the Council assesses in.
  • Keep extensions secondary. The original house should remain visually dominant. Subordination in height, plane and material does more for a consent than reducing floor area.
  • Protect the gaps between houses. Identify them before you design, not after an objection.
  • Go to the rear, and go carefully to the roof. Rear additions carry the least risk; roof alterations carry the most.
  • Use restraint. Quiet, carefully detailed interventions almost always perform better here than assertive ones. That is as true of a contemporary scheme as a traditional one.

Working with an architect on the Webb Estate

We are small by choice. The person who walks the site with you is the person drawing your house, discussing it with the case officer and standing there when the structure goes up. Nothing is handed down a line.

On a Webb Estate project that means establishing the covenants, the conservation area position, any Article 4 or TPO constraints and the tree cover before a line is drawn — then designing something specific to your family and your plot, and arguing for it properly.

We do not work to a house style. A Victorian terrace in Herne Hill or Forest Hill is a problem of light and width inside a fixed envelope. A 1930s semi in Sanderstead or Beckenham is a problem of a repeating street rhythm. The Webb Estate is neither: it is a landscape composition, and the house is judged against trees, gaps and garden rather than against its neighbours’ front elevations. The principles carry across; the answers do not.

Frequently asked questions

Do I need planning permission to extend a house on the Webb Estate?

In most cases, yes. Conservation area status removes permitted development rights for side extensions and cladding, and reduces the allowances for rear extensions and outbuildings. Work that would be automatic elsewhere in Croydon generally needs an application here.

Often, yes — but the roof alteration is the sensitive part. Rear-facing dormers set well below the ridge are far easier to achieve than hip-to-gable conversions, front dormers or anything that changes the silhouette. Chimney stacks should generally be retained.

Can I remove or prune a tree in my garden?

Not without notifying the Council first. In a conservation area you must give six weeks’ written notice before works to any tree, and many trees on the estate are additionally protected by Tree Preservation Orders. Check both before instructing anyone.

Can I pave my front garden or add a driveway?

Large paved front gardens and excessive hardstanding are commonly resisted, and hardstanding in a conservation area frequently needs permission. Permeable surfacing, planting breaks and a retained hedge make a considerable difference to how a proposal is received.

Can I replace a hedge with a fence?

It is unlikely to be welcomed, and it may breach a covenant. The estate’s boundaries were designed as soft, permeable landscape edges — hedges rather than solid enclosure — and tall fences and oversized gates run directly against that.

Can I replace my windows with uPVC?

It is strongly discouraged. Timber casements with their leaded patterns are among the details that give the estate its quality, and uPVC lacks the depth and shadow of the original sections. Slim, well-detailed timber or high-quality replacements in appropriate profiles are the better route.

Can I build a garden room or garage?

Frequently, yes. Outbuildings work well when they are modest, subordinate to the house, planted around and discreetly sited. Note that outbuildings have reduced permitted development allowances in a conservation area, and that the covenants restrict what can read as a second dwelling on the plot.

How long does planning permission take?

A householder application carries a statutory eight-week determination period from validation. The preparatory work — covenants, constraints, tree survey and design — is what actually determines both the timeline and the outcome.

Extending a House in Woldingham: An Architect’s Guide to What You Can Build

If you are thinking about extending, renovating or replacing a house in Woldingham, you have probably already discovered that the usual rules of thumb do not apply here.

The short answer: yes, you can almost certainly extend a house in Woldingham. How much, and in what shape, is decided by four things: whether your plot is inside the Green Belt or inside the village’s inset built-up area, which character area your road sits in, the tree canopy and topography of your site, and the private Gilford covenants that still run with your title. Height is the hardest thing to win. Space sideways, downwards and behind is usually where the room is.

What changed in August 2026, and does it affect your house?

A new National Planning Policy Framework was published and took effect on 17 August 2026. Its national decision-making policies applied immediately, which means they are already shaping how Tandridge determines applications.

For most Woldingham homeowners extending an existing house, the day-to-day tests have not been transformed. Green Belt extensions are still judged on whether they are disproportionate additions over and above the size of the original building, and replacement houses on whether they are materially larger than the building replaced. Those principles carry across.

Two things, however, are worth knowing about.

Local policies that conflict with national policy now carry very limited weight. The new Framework states that development plan policies which are materially inconsistent with the national decision-making policies should be given very limited weight, unless the plan was examined and adopted against the August 2026 Framework.

There is a new national route for housing near well-connected stations. The Framework introduces a policy under which residential development within reasonable walking distance of a well-connected station — around 800 metres — is not automatically inappropriate in the Green Belt. That is a substantial change in principle, but it is aimed at new housing development rather than at extending your house, and whether Woldingham station itself qualifies is a question we deal with honestly further down.

A note on where this guide is accurate Planning policy in this area is moving quickly. Tandridge’s replacement Local Plan is at an early stage, the Surrey Hills National Landscape extension is still awaiting confirmation, and the August 2026 Framework has not yet been tested through appeals. Everything here reflects the position at the end of August 2026 and is a general guide, not advice on your property.

Can I extend my house in Woldingham?

In most cases, yes. Woldingham is not a village where extensions are routinely refused on principle — it is a village where they are refused for reasons that would puzzle an architect working in Croydon or Purley.

The refusals we see cluster around the same handful of causes:

  • Height that breaks the tree line. A storey added on top is the hardest single thing to win here, because height is judged against the canopy rather than against a metre figure.
  • Closing the gaps. The visual gaps between houses — the views through to trees and sky — are the character of the village. Filling them is the most common reason a scheme struggles.
  • Bulk that competes with mature trees. One large undifferentiated volume rarely succeeds where a broken, stepped or linked form would.
  • A plot ratio wrong for the road. What is comfortable on one Woldingham road is over-development on another.
  • Engineered platforms on a slope. Large cut-and-fill operations and prominent retaining walls scar the hillside and are specifically disliked.
  • Materials borrowed from elsewhere. The zinc-roofed rear extension that works beautifully on a Victorian terrace in Forest Hill is discouraged here.
  • Covenants nobody checked. A private restriction can stop works the council has already approved.

None of those are insurmountable. All of them are much cheaper to solve before a design exists than after.

Is my house actually in the Green Belt?

Around 94% of Tandridge district is Metropolitan Green Belt. The Woldingham Design Guidance identifies the character areas that lie outside the built-up area and in the Green Belt as Eastern Hillside, Southfields Road, Long Hill, High Drive and the Southern Approach. In those areas, Green Belt policy takes precedence in addition to the village’s design policies.

The practical consequence is significant. Two houses a few hundred metres apart can face completely different tests: one assessed on character, trees and neighbour amenity alone, the other on all of that plus proportionality against its original building. Check your property against the Council’s policies map before any design work begins — not after.

The Southern Approach is one of the character areas lying outside Woldingham’s inset built-up area, where Green Belt policy applies alongside the village’s design guidance.

The 40% myth

If your house is in the Green Belt, the test for an extension is whether it results in disproportionate additions over and above the size of the original building.

Tandridge officers have historically used an increase of up to around 40% in volume over the original dwelling as a rule of thumb. It is worth being precise about what that is: a guide used in officer assessment, not a policy threshold and not an entitlement. Applications have been approved above it where the visual and openness case was strong.

National policy uses the word “disproportionate”, not a percentage. The assessment is both numerical and visual, and on an exposed hillside plot the visual half usually decides it. Any architect who opens with “you can add 40%” is telling you something the policy does not say.

Why Woldingham’s rules are different from anywhere else nearby

Most English villages grew. Woldingham was designed.

In 1880 a teetotal geologist from Redhill named William Gilford bought the manor and farms that made up the entire parish, and set about turning a remote stretch of the North Downs into a village for people escaping London’s air. The railway arrived in 1884. Gilford laid out roads, built a waterworks, and — crucially — wrote a set of covenants into every sale that dictated how the place would be built.

His approach was unusually deliberate. Rather than imposing a grid, he laid his road network along existing field boundaries, which is why Woldingham’s lanes wander, follow contours, and rarely offer a long straight view. He surfaced them in hard-packed flint and built the Pump House to supply water to plots that had none.

Then he wrote the rules. According to the Woldingham Association, which administers them, the covenants divided the parish into plots sold with legally binding restrictions designed to preserve its spacious rural character — single detached houses on large plots with wide frontages, a 25-foot building line, and no commercial use.

The effect was to guarantee three things in perpetuity: generous plots, houses set well back behind planted frontages, and a village with no commercial encroachment. Every characteristic that estate agents now describe as Woldingham’s “sylvan” quality traces back to those clauses — and so does almost every constraint on your project.

Do the Woldingham covenants still apply?

Yes. The Gilford covenants run with the land, they do not expire, and they are administered today by the Woldingham Association, which reports enforcing them successfully against commercial conversions. They should appear in the Charges Register of your title.

Critically, they are entirely separate from the planning system. Approval from Tandridge District Council does not release you from a private covenant, and a covenant can prevent works the council has cheerfully approved. Equally, a covenant is private law — it does not bind the planning authority, and satisfying one does not help your application.

This is the same structure we encounter on the Dulwich Estate in South London, where the Scheme of Management sits alongside and independent of council permission, and on the Webb Estate in Purley. Which Woldingham character area is your house in?

This is the question most homeowners have never been asked, and it changes the answer to everything else.

The Woldingham Design Guidance, adopted by Tandridge as a Supplementary Planning Document, divides the village into character areas and records the average plot-to-building-footprint ratio for each. The village-wide typical figure is about 17:1, but the variation between areas is dramatic.

Tighter grain, smaller plots, houses closer to the road: the Garden Village reads quite differently from Gilford’s large-plot roads, and the design tests that apply there differ too.

How big an extension will Tandridge approve?

Several tests run at once, and a scheme has to pass all of them.

  1. The character tests. Informal placement, space on all sides, subordination to the tree canopy, and a plot ratio appropriate to your character area.
  2. The Green Belt test, if applicable. Proportionality against the original building, as above.
  3. The Neighbourhood Plan. The Woldingham Neighbourhood Plan was made in April 2016 and forms part of the statutory development plan, so its policies carry real weight. Its design policies seek to retain the spacious, sylvan character of the village, and it sets a minimum plot size for new dwellings in the built-up area, resists tandem development and controls plot frontage widths — all of which matter if you are contemplating subdivision rather than an extension.
  4. Neighbour amenity. Large plots do not buy a free pass, and on sloping ground a nominally generous separation can still be badly overlooking.

On placement, the guidance is unusually specific. Buildings are expected to be placed informally, without defining the road edge; consistent building lines are rare in Woldingham and appear on only a handful of roads such as Butlers Dene Road and Southfields Road. A proposal that squares itself up to the street reads as wrong here even when it is within every numerical limit.

Rather than a fixed setback, the guidance asks for buildings set back behind a large landscaped front garden, with sufficient room on all sides for planting and to allow views through between houses. Those gaps are the character. Filling them is what turns a village into a suburb.

What materials are acceptable in Woldingham?

The palette is timber frame, white render, tile hanging and red or orange brick, with clay roof tiles — slate only within the Conservation Area — in muted colours. Shiny roof materials such as metal cladding are to be avoided.

That is a meaningful constraint if you have seen a zinc-roofed extension you loved: the same detail that works beautifully on a Victorian terrace in Tooting or Forest Hill is explicitly discouraged here. It is not a bar on good modern detailing — it is a bar on reflective, urban-reading surfaces in a wooded setting.

Can I build a contemporary extension in Woldingham?

Yes — and this is worth saying plainly, because a lot of Woldingham homeowners assume the answer is no.

The village’s rules are demanding, but they are not hostile to good contemporary architecture. The design guidance itself notes that Woldingham’s houses were historically often individually architect-designed, which is a useful starting point when defending a modern scheme. What is required is genuine quality: well proportioned, carefully detailed, broken into appropriate volumes, landscape-led and not excessively assertive.

There is no requirement to build mock Tudor because it is Woldingham. There is a requirement not to ignore where you are.

Glazing needs care rather than caution. Large areas of glass can be excellent in a wooded setting, but reflectivity and light spill read strongly against a dark tree backdrop. Orientation, reveal depth and screening do more for a consent than simply reducing the glazed area.

Trees, hedges and boundaries: the constraint that decides your design

Vegetation is expected to dominate. Loss of tree cover is not permitted without the Council’s agreement, and replacement planting should use locally native species suited to the character area. Buildings should sit clearly below the tree skyline, with forms that do not penetrate the canopy.

This is a height constraint expressed in terms of trees rather than metres — and it rewards designs that spread or step down rather than push up. Individual trees may additionally be protected by Tree Preservation Orders, and separate controls apply within the Conservation Area.

Topography: the road-by-road rules most people miss

Woldingham sits across the North Downs ridge and its valley sides, and the design guidance gets unusually specific about how buildings should sit on each road. This is some of the most useful material in the document and almost nobody reads it.

  • High Drive: relatively flat, with buildings generally at road level.
  • Long Hill: slopes north and west; buildings should sit above or below the road rather than down in the valley bottom.
  • Western Hillside: visually prominent, with houses generally positioned on the upper slopes.
  • Upper Court Road: steeply sloping, where parking and garages should avoid crude cut-and-fill.
  • Southfields Road: characteristic sloping front gardens should be retained.
  • Eastern Hillside: steep and highly visible from the east.

The consistent theme is that the guidance dislikes large engineered platforms and prominent retaining walls, because they visibly scar the hillside. It favours houses that work with the levels — often a split-level response — rather than flattening the plot to suit a standard plan.

On any sloping Woldingham site, get a proper topographical survey at concept stage rather than after the planning drawings are substantially done. It changes the design, and it usually improves it.

Views: why officers look at more than your street elevation

Because the village sits on a ridge above steep valleys, assessment here is not confined to how a house looks from its own road. Officers can and do consider views from surrounding countryside, public footpaths, opposite hillsides and the gaps between neighbouring houses. Village policy requires development to respect views from and towards Woldingham and to keep buildings visually subservient to the landscape.

For a large replacement dwelling or a visually exposed hillside site, that usually justifies more visual material than an ordinary application would carry: verified viewpoints or photomontages, sections cut across the hill, summer and winter photographs showing the difference leaf cover makes, and in some cases a Landscape and Visual Impact Assessment.

Five design moves that work on a Woldingham plot

  • Go outward and downward, not upward. Because height is policed against the canopy, a storey added to the roof is usually the hardest thing to win. Many Woldingham plots slope, and a lower ground floor cut into the hill can deliver substantial space with almost no change to the building’s apparent bulk.
  • Break the mass. A single large volume competing with mature trees rarely succeeds. Extensions that read as subordinate elements — a lower linking section, a shift in plane, a change of material — sit far more comfortably and survive scrutiny better.
  • Protect the gaps. Before testing how much floor area a site can take, test where the views between houses run. Designing to preserve them changes the shape of a scheme fundamentally.
  • Get the arboriculture and levels done first. A tree survey and a topographical survey at the outset will tell you where a building can go far more usefully than a set of policy extracts will.
  • Work with the contour, not against it. Stepping down a slope gains volume, improves the rooms and reduces the mass read from the road, all at once — and avoids the engineered platform the guidance specifically dislikes.

Lofts, lower ground floors and replacement houses

Loft conversions. Often viable, but the dormer or roof alteration is the element most likely to attract objection, because it is the part of the work that pushes towards the canopy. Rear-facing dormers set well below the ridge are a far easier conversation than a front-facing box.

Lower ground floors. Frequently the strongest option on a Woldingham plot. Cutting into a slope adds substantial accommodation with almost no visible change to bulk, and it sidesteps the height test. It carries its own costs and engineering questions, so test it early rather than late.

Replacement houses. Genuinely achievable, and there are many in the village. Outside the Green Belt the fight is character, scale, trees and amenity. Inside it, the replacement must be in the same use and not materially larger than the building it replaces — and “materially larger” is not simply a floor area calculation. Height, bulk, spread and visual prominence all count, which is why a differently-shaped house of similar volume can sometimes improve openness rather than harm it.

Outbuildings and annexes. Possible, but remember that garages and permanent outbuildings count towards your footprint in the plot ratio, and root protection zones frequently dictate the only workable position on the plot.

One further point on permitted development: being in the Green Belt does not by itself remove permitted development rights, so some works may not need an application at all. But rights are often removed by condition — and the Neighbourhood Plan anticipates their removal on some new and replacement houses precisely to prevent later build-out. Check the planning history, and consider a Lawful Development Certificate rather than relying on an assumption.

How long does it take, and when should you bring in an architect?

A householder planning application in England has a statutory determination period of eight weeks from validation. That is the visible part of the timeline, and rarely the longest part.

On a Woldingham project the work that decides the outcome happens before that: confirming whether you are in the Green Belt, establishing the covenants, identifying the character area and its ratio, reconstructing the original building if Green Belt policy applies, and commissioning tree and topographical surveys. Done in that order, the application itself becomes comparatively straightforward. Tandridge also offers pre-application advice, which is non-binding but frequently worth taking on anything beyond a modest extension.

The most useful conversation is the earliest one — before a design exists to become attached to. If you are still wondering whether a project is feasible at all, that is exactly the right moment to talk to an architect, not too early.

Working with a local architect: how we approach Woldingham

We are small by choice. The person who walks the site with you is the person drawing your house, discussing it with the case officer and standing there when the structure goes up. Nothing is handed down a line.

On a Woldingham project that means establishing the Green Belt position, the covenants, the character area, the plot ratio, the levels and the tree constraints before a line is drawn — then designing something specific to your family and your plot, and arguing for it properly.

How Woldingham differs from our South London work

Woldingham’s discipline is landscape. South London’s is rhythm.

A Victorian terrace in Herne Hill, Forest Hill or Dulwich sits in a tight repeating pattern where the design problem is light and width inside a fixed envelope, and where the street elevation is a shared civic fact. A 1930s semi in Purley, Sanderstead or Beckenham gives you more room to move but a strong repetitive street pattern to respect. On the Dulwich Estate and the Webb Estate, private consent regimes sit over everything.

A Woldingham plot has none of that street discipline — and a far harder landscape test in its place. The house is judged against trees, contours, views and the spaces between buildings rather than against its neighbours’ front elevations.

The principles carry across; the answers do not. That is exactly why we do not work to a house style. Every project starts from the brief and the site, and in Woldingham the site has an unusually strong opinion.

As featured on Channel 4’s Extraordinary Extensions, Series 3, Episode 4 — this detached home in South Croydon, on the Surrey borders of South London, underwent a substantial rear extension, loft conversion and full house renovation to create a contemporary family home with panoramic views across London.

We had a hands-on role throughout this project, from the first design sketches to the final specification — including stepping in to keep the build on track after the original contractor went into administration partway through construction. The Brief

Having lived in the area for many years, our clients recognised the property’s potential and wanted to create a forever home without leaving the neighbourhood they loved. Although generously sized, the house felt dark and disconnected: the kitchen had little relationship with the garden, the entrance lacked a clear sense of arrival, and the layout didn’t reflect the way the family actually wanted to live.

We took the brief through the full planning process and secured permission on our first application — no resubmissions, no appeals — which kept the project’s timeline and budget on track from the outset.

Reimagining the House

Our design completely reimagined the property, creating a natural flow from front to back. A large wrap-around rear extension introduced a light-filled, open-plan kitchen, dining and living space, while a rebuilt staircase and carefully positioned glazing bring daylight deep into the home and create a stronger connection to the garden.

A dramatic vaulted ceiling, exposed timber structure and Crittall-style glazing give the new space a contemporary character that still complements the original detached house. A new loft conversion transformed the roof space into a bedroom suite, complete with a Japanese bath positioned to make the most of the views across the London skyline.

Throughout the home, a refined palette of timber, stone, brass detailing and soft colours creates a sense of continuity and calm between old and new. We worked on both the interior and exterior specification in detail — from material choices and joinery through to finishes and fittings — so that every part of the house felt considered and consistent, inside and out.

When the Build Hit a Serious Setback

Partway through construction, the building contractor went into administration — leaving the project, and our clients, in a genuinely difficult position on a high-budget, high-complexity build.

Rather than let the project stall, we took the lead on resolving it:

  • We sourced and appointed a new contractor within six weeks, minimising delay to the programme
  • We supported our clients on site throughout the transition and beyond, providing continuity while the new build team got up to speed
  • We led the value engineering process, working through the specification to protect the design intent while keeping the project deliverable within budget under the new contractor

It’s exactly the situation most homeowners hope they’ll never face on a project of this scale. It’s also a good example of why we believe an architect’s role doesn’t end at the drawing board: on a project this size, staying hands-on through construction is what actually protects a client’s investment.

The Result

The result is a home that feels brighter, more spacious and better connected — with spaces designed for family life, entertaining, and enjoying the unique views that first drew the family to the property. Despite the disruption partway through the build, the finished house delivers exactly what was promised at the design stage.

The Architect’s Role During Construction & What Happens When Things Go Wrong?

The full story behind what Extraordinary Extensions showed on Channel 4

Our South Croydon project was recently broadcast on Channel 4’s Extraordinary Extensions. It’s a house we’re very proud of, and you can see it as the first project on our projects page.

The programme did show that moment — the site standing empty, the panic of a stalled build — but a 45-minute episode can’t spend long on what came next: the practical, unglamorous work of actually fixing it. That’s the part most homeowners never see, on this project or any other.

It’s easy to assume an architect’s job is to draw something beautiful and then step aside once building starts. In reality, a large part of what we do becomes visible when a project runs into trouble — and that’s exactly what happened here. So here is the fuller account: what happened, what we actually did about it, and what it tells you about the value of having an architect in your corner throughout a build, not just at the drawing board.

The problem: your builder goes bust

Contractor insolvency is more common than most homeowners realise, and it is rarely something you see coming from the outside. One week there’s a full team on site; the next, progress slows, materials stop arriving, and calls go unanswered.

For a homeowner it is genuinely frightening. You have a partially built house, a half-spent budget, an unfinished contract, and no obvious idea who to call. Every week the site stands empty is a week of cost, risk and stress — and an exposed structure deteriorating in the weather.

What we did: a new builder, fast

The single most useful thing we were able to do was find our clients a replacement contractor quickly.

That wasn’t luck. It was the result of years of working with builders across South London and knowing, at any given moment, who is good, who is reliable, and who has capacity. When the call came, we already had a shortlist in mind and existing relationships to draw on. Instead of the client starting from a blank page — writing to unknown contractors found online, waiting weeks for site visits, and hoping the prices came back somewhere near sensible — we were able to get a capable builder to site and working in just 3 weeks.

Speed matters enormously here. A stalled site costs money even when nothing is happening: scaffolding hire, insurance, temporary accommodation, financing. A fast, well-managed handover to a new contractor is the difference between a setback and a disaster.

We also handled the practical mechanics of that handover: recording exactly what had been built, assessing what had been paid for versus what had actually been delivered, checking that materials already on site were secured, and preparing a clear package of information so the incoming builder could price the remaining works accurately rather than guessing and loading the price with risk.

What we did: reworking the specification to protect the budget

The second thing we did was go back through the specification line by line with the client.

When a project is disrupted, the budget almost always takes a hit. Rather than let that derail the design, we looked hard at where money was being spent and asked, in each case, whether it was buying something that genuinely mattered.

Some items came out altogether. Others we replaced with different products that achieved a very similar result for considerably less. Some things were deferred to a later date, to be done once the dust had settled.

This is the work people usually call “value engineering”, and it is much more than simply choosing cheaper things. The skill is in knowing which savings are invisible in the finished building and which ones you will regret every day for the next twenty years. Saving money on a concealed fixing, an alternative supplier, or a slightly different tile is sensible. Saving money by shrinking a window, downgrading insulation, or removing the one detail that gives a room its character is not — that’s just making a worse building for slightly less money.

Because we knew what the design was for, we could tell the difference. The finished house holds all the qualities the client originally came to us for, delivered within a budget that had to change.

What this means if you’re planning your own project

A few things we’d encourage any homeowner to think about:

  • Choose your builder properly, and get help doing it. Tender the work to several contractors on the basis of the same information, so you’re comparing like with like. A price that is dramatically lower than the others is a warning, not a bargain. Ask for recent references and go and see the work.
  • Use a proper building contract. For domestic work, something like a JCT Homeowner or Minor Works contract sets out payment stages, timescales, who carries which risk, and what happens if things go wrong. A quote on a single sheet of paper does none of this.
  • Never pay ahead of the work. Pay for what has actually been built, valued honestly, with a modest retention held back until defects are made good. Requests for large advance payments are one of the clearest signs a contractor is under financial pressure.
  • Watch for the early warning signs. Fewer people on site, deliveries drying up, suppliers chasing payment directly, and sudden pressure for money out of sequence are all worth taking seriously.
  • Keep good records. Photographs, dated site notes, written instructions, and a clear paper trail of what was agreed and paid are invaluable if you ever need to appoint someone else.

The role of the architect

There’s a version of our profession that exists only at the drawing stage. It’s cheaper, and on a project where absolutely nothing goes wrong, you may not notice the difference.

But projects do go wrong. Contractors fail, ground conditions surprise everyone, prices move, and clients’ circumstances change. When that happens, what you need is someone who understands the design intent, understands construction and cost, holds the whole picture in their head, and is working for you rather than for the person doing the building.

That is what our clients in South Croydon had. It’s why their project is a finished house they love, rather than a cautionary tale.

Do You Need Air Conditioning in Homes in 2026?

Why air conditioning shouldn’t be the first answer for London and Surrey homes.

Almost every client conversation this summer has started the same way: “Can we put in air conditioning?”

It’s an understandable question. 2026 has already brought three separate UK heatwaves, with far more days above 30°C than we saw across the whole of 1976. Whether we’re working on a period conversion in Herne Hill, a family extension in Purley, or a full renovation on a larger plot in Woldingham, homeowners across South London and Surrey are asking the same thing: how do we stop our homes from overheating?

As architects, our answer is usually the same too — before you reach for mechanical cooling, ask whether the building itself is doing its job.

Why UK Homes Are Struggling With the Heat

Much of the housing stock across London and Surrey was built for a cooler, wetter climate. As heatwaves become more frequent, more intense and longer-lasting, these homes are increasingly uncomfortable in summer, particularly where later extensions have added large expanses of glazing without enough thought given to shading or ventilation.

The instinct to simply add air conditioning makes sense in the moment. But retrofitting AC onto a leaky, unshaded, glass-heavy extension is a bit like turning up a fan while the door is wide open — it treats the symptom, not the underlying design flaw. Mechanical cooling also comes with real costs: high embodied and operational carbon, rising running costs during a cost-of-living squeeze, and a contribution to the urban heat island effect in denser areas like East Dulwich and Forest Hill.

As a design-led practice, our approach is to solve overheating through the architecture first — and specify mechanical cooling only where it’s genuinely needed, not as a blanket fix.

Start With Orientation and Shading

Before any mechanical system is considered, the first question we ask on every project — whether it’s a Dulwich Estate extension or a new build in the Surrey countryside — is whether the design avoids unwanted heat in the first place. That means:

  • Orienting glazing away from low, intense summer sun
  • External shading — brise soleil, louvres, deep window reveals or shutters
  • Deciduous planting positioned for seasonal shade
  • Overhangs carefully sized for high summer sun angles

Done well, external shading alone can dramatically cut solar gain, stopping heat before it ever enters the building — a detail that matters just as much on a compact Herne Hill terrace house as it does on a large Woldingham plot.

Building Fabric That Works With the Climate, Not Against It

The next layer is the building fabric itself:

  • Thermal mass — masonry, concrete or exposed slabs that absorb daytime heat and release it slowly overnight
  • High-performance insulation that keeps heat out in summer as effectively as it keeps warmth in during winter
  • Right-sized glazing — full-height glass looks striking in a render, but can make a south-facing kitchen extension unbearable by July
  • Low g-value, solar-control glazing where large glazed areas are unavoidable, particularly on rear extensions designed for indoor-outdoor living

Good fabric-first design does double duty: comfortable through a July heatwave, efficient through a January cold snap. This is central to how we approach every extension and renovation.

Ventilation Is Your Best Passive Cooling Tool

Passive ventilation, designed properly, can remove the need for mechanical cooling entirely in a great many South London and Surrey homes:

  • Cross ventilation — openings positioned on opposite or adjacent façades
  • Stack effect — rooflights or high-level vents that let hot air escape upward
  • Night purge cooling — flushing the building with cool night air before the day heats up again
  • Openable windows people can actually reach and use safely

Designing for the Whole Year, Not Just the Heatwave

The best-performing homes balance three things at once: winter warmth, summer comfort, and good daylight without overheating. This is what “fabric-first” design really means, and it’s a balancing act rather than a single fix — one we work through with every client from the very first brief, whatever style of home we’re designing for.

So Is Air Conditioning Ever the Right Answer?

Sometimes, yes. For vulnerable occupants, for dense urban sites with genuinely no cross-ventilation, or for renovations with real physical constraints, a small and efficient cooling system can be the right call. But it should be the last layer of the design, not the first — a well-designed home might need minimal mechanical cooling for the hottest few days of the year, rather than full-time air conditioning propping up poor passive design.

Which Building Materials Age Well?: A Guide for Design-Conscious Homeowners

Anyone can specify a material that looks good on the day the scaffolding comes down. The real skill — and the thing that separates a genuinely well-designed home from one that simply photographs well — is choosing materials that look better with time, not worse. A home that ages well saves its owners money, avoids the slow creep of maintenance regret, and only grows into its setting rather than fighting it.

This is something we think about on every project, whether it’s a contemporary extension to a period property in Herne Hill or a full new build on a larger Surrey plot. Here’s how we approach material choices designed to last, not just to launch.

Why Some Materials Age Well and Others Don’t

The materials that age gracefully tend to share a few qualities: they weather rather than deteriorate, they’re forgiving of the occasional knock or mark, and they were chosen with an honest understanding of how the local climate and setting will actually treat them over ten, twenty or fifty years — not just how they’ll look in a set of renders.

By contrast, materials that age badly are usually the ones chosen primarily for how sharp they look on day one: certain composite claddings that fade unevenly, render systems poorly detailed for our wet climate, or finishes that scratch, stain or discolour in ways that are difficult or expensive to put right. None of this means avoiding contemporary materials — it means specifying them properly, with a clear understanding of how they’ll perform in practice.

Brick: Still One of the Best-Performing Materials There Is

Brick’s enduring popularity across South London and Surrey isn’t accidental — it’s a material that genuinely improves with age, developing subtle variation and character over decades while remaining structurally sound for far longer than most contemporary alternatives. It’s also the material where a mismatch is most obvious, because the eye reads brickwork as a pattern, and any break in that pattern shows immediately.

Matching brick well is more involved than choosing something the same colour off a sample board. Four things have to line up:

  • Size — bricks laid before the mid-1960s are imperial, and typically a few millimetres deeper than the modern metric standard of 65mm. That difference is invisible in a single brick and glaring over fifteen courses, where the new work slowly drifts out of alignment with the old. Imperial-size bricks are still made, and on a period property they’re usually worth the premium.
  • Bond — a Victorian solid wall is often laid in Flemish bond, with headers and stretchers alternating in every course. A modern cavity wall is stretcher bond, because there are no through-bricks to express. Butting one against the other reads as a patch. Where the new work is prominent, snapped headers can reproduce the older pattern on a cavity wall.
  • Mortar — the joint accounts for around a fifth of the face of a wall, so mortar colour and joint profile affect the overall appearance at least as much as the brick does. A crisp grey bucket-handle joint next to a soft, flush lime joint will look wrong even if the bricks are a perfect match. On solid walls, lime mortar also matters technically: it lets the wall breathe and stays softer than the brick, so any movement cracks the mortar rather than the brick face.
  • Patina — new brick is uniform, and a century of soot, rain and sunlight is not. A yellow London stock that looks close in the merchant’s yard can read distinctly pale against the real thing. Reclaimed bricks solve the colour problem and bring their own — variable frost resistance, inconsistent quality, and stock that may have come from an entirely different part of the country.

Our standard approach is to build a sample panel on site, roughly a square metre, and look at it in daylight against the existing wall before anything is ordered in quantity. It costs very little, it settles arguments early, and in conservation areas it’s frequently a planning condition anyway. It’s also the point at which mortar can be adjusted — usually by changing the sand rather than the cement.

One honest alternative is worth mentioning. Where a close match genuinely isn’t achievable, a deliberate, well-handled contrast often ages better than a near-miss. A clearly different brick, separated by a recessed joint or a glazed link, reads as an intentional decision. A brick that is almost right reads as a mistake — and it will keep reading as one for as long as the building stands.

Timber: Beautiful, But Only With the Right Detailing

Timber cladding has become a hallmark of a lot of contemporary extensions, and for good reason — it’s warm, textural, and sits well against both period and modern architecture. But timber only ages well when it’s detailed properly:

  • Species selection matters — naturally durable, slow-grown timbers like cedar or larch weather predictably and attractively; poorly chosen softwoods can rot or warp within a few years
  • Detailing for water management — drips, ventilation gaps and correct fixing all determine whether timber lasts decades or needs replacing within five years
  • Deciding on the weathering look you actually want — silvered and grey, or maintained with periodic oiling — is a decision worth making at design stage, not after the first winter

Used well, timber cladding can look better after five years of weathering than it did on day one — which is exactly the kind of detail a rushed specification misses.

Render: Get the System Right, Not Just the Colour

Render can look crisp and contemporary, and it’s also the material most likely to disappoint if the system isn’t specified properly for the UK climate. Hairline cracking, staining and green algae growth are the complaints we hear most often from homeowners who’ve had render go wrong elsewhere. In almost every case the problem traces back to one of two things: the wrong system for the wall behind it, or detailing that lets water sit where it shouldn’t.

On the system itself, the choice matters more than the colour:

  • Sand and cement is the traditional option and the least forgiving. It’s rigid, so it cracks where the building moves, and it’s relatively closed, so on a solid wall it can trap moisture rather than letting it out.
  • Monocouche is through-coloured and applied in a single pass, which means no repainting — but it’s still cement-based, and it needs proper beads and movement joints or it will craze.
  • Silicone and acrylic thin-coat systems are flexible, applied over a reinforcing mesh, and far better at coping with movement. Silicone in particular sheds water well and resists algae, though the biocide in it isn’t permanent.
  • Lime render is the right answer on pre-1919 solid walls. It’s highly breathable, and it allows a wall built without a cavity or a damp-proof course to do what it was designed to do.

The detailing then decides how it actually weathers. Render needs to stop above ground level rather than running into the soil, with a bellcast bead to throw water clear. Sills and copings need a genuine overhang and a drip groove underneath — without one, every rainstorm sends dirty water straight down the face, and the streaking under windows that you see on so many rendered houses is entirely a detailing failure, not a material one. Reinforcing mesh belongs at the corners of every opening, set diagonally, because that’s where stress concentrates and where cracks start. And where render crosses from one substrate to another — new blockwork meeting existing brickwork, say — it needs either a movement joint or expanded metal lath, because those two materials will not move at the same rate.

Algae is worth a separate word, because it’s the thing people find most disheartening. It grows where surfaces stay damp: north elevations, sheltered corners, and anywhere shaded by planting or overhangs. Good drainage detailing and a silicone system will slow it considerably, but no render stays pristine forever in a British climate. A wall that will be permanently in shade is a wall we would usually suggest doing in something other than render.

Specified and detailed properly, render performs well for decades and can be redecorated rather than replaced. Specified on price alone, it’s the material most likely to have you looking at your own house with regret within five years.

Stone and Natural Materials: An Investment That Pays Off Over Time

Where budget allows, natural stone — whether as cladding, paving, or a feature element — is one of the most reliably long-lasting choices available, ageing with genuine character rather than visible wear. It’s a material choice we often discuss with clients working on larger Surrey properties, where a bigger plot and a longer-term view of the home make the upfront investment particularly worthwhile.

Metal: From Statement Feature to Quiet Workhorse

Metal roofing, cladding and detailing — zinc, corten steel, or powder-coated aluminium — can add a genuinely striking contemporary edge, and different metals age in very different ways. Corten develops a stable, protective rust patina that’s part of the design intent from the outset; zinc weathers to a soft, even grey; powder-coated aluminium stays crisp for years but is less forgiving of scratches. Choosing the right metal for the right application — and being honest with clients about how each one will actually look in ten years — is a conversation we have early, not after installation.

The Real Secret: Detailing, Not Just Material Choice

Here’s the thing most guides on this topic miss: the material itself is only half the story. How a material is detailed — the junctions, the drainage, the fixings, the tolerances — determines whether it ages gracefully or fails early, arguably more than the material choice itself. A high-quality material poorly detailed will age badly. A more modest material, properly detailed, can perform beautifully for decades. This is exactly the kind of detail-level thinking that separates a genuinely well-considered design from one that simply looks good in a planning application.

Choosing Materials That Suit the Setting, Not Just the Trend

The best material palette for any project isn’t a fixed style — it’s a response to the specific building, site and brief in front of us. A material that works brilliantly on a contemporary extension in Beckenham or Purley might be entirely wrong for a sensitive period property on the Dulwich Estate or in a Surrey conservation area like parts of Reigate and Caterham. This is exactly why we don’t work to a fixed house style: every material decision is made in the context of the specific project, the setting it sits within, and how our clients actually want to live in the finished home.

Tandridge Planning: A Guide to House Extensions in Oxted & Caterham

There is one statistic that explains most of what happens to extension applications in this part of Surrey: 94% of Tandridge district is Metropolitan Green Belt — the highest proportion of any local authority area in the country. Add roughly 16% of the district under Area of Outstanding Natural Beauty or Great Landscape Value protection, 19 conservation areas and around 600 listed buildings, and you have a planning authority that says no to a great many things!

It also says yes, regularly, to well-judged proposals. The difference between the two outcomes is rarely ambition. It is almost always whether the design was tested against the right constraints before it was drawn.

We are a small, design-led architecture practice working across East Surrey and South London. This guide sets out how Tandridge District Council actually assesses house extensions in Oxted, Caterham and the surrounding villages — the Green Belt test, what permitted development still gives you, which policies your application is judged against, and what it costs in money and time.

The Green Belt test, and why “original” is the word that matters

If your home is in the Green Belt — and in Tandridge the odds are strongly that it is — your extension is assessed against a specific national test. The National Planning Policy Framework treats the extension or alteration of a building as not inappropriate development in the Green Belt, provided it does not result in disproportionate additions over and above the size of the original building.

Three words in that sentence do all the work.

“Original.” This does not mean the house as you bought it. It means the building as it was first built, or as it stood on 1 July 1948 for anything older. If a previous owner added a rear extension in 1995 and a garage conversion in 2010, both count against your allowance.

“Disproportionate.” There is no national percentage. Councils apply their own judgement, informed by local policy and appeal decisions, and the assessment considers volume, floor area, footprint, height and visual bulk together rather than any single measure. Proposals in the region of a 30–50% increase over the original are where the conversation typically gets serious; beyond that, the case has to be exceptional.

“Additions.” Detached outbuildings, garden rooms and annexes can be drawn into the calculation, particularly where they are functionally part of the house.

The practical consequence is that in Oxted, Caterham, Warlingham and Woldingham, the winning strategy is often not more but better: reorganising the existing plan, opening up a poorly used side return, adding height and light rather than metres, and spending the volume you do have where it transforms daily life rather than spreading it thinly.

What permitted development still gives you

Permitted development rights are not switched off by the Green Belt for householder extensions — an important point that is widely misunderstood. Green Belt policy governs planning applications; permitted development is a separate route. If your proposal fits within the permitted development limits, you do not need planning permission at all, Green Belt or not.

The main routes worth knowing:

  • Standard permitted development. Single-storey rear extensions up to 4m deep for a detached house or 3m for others, up to 4m high, with lower eaves within 2m of a boundary. Two-storey rear extensions up to 3m deep subject to conditions. Loft conversions up to 40 cubic metres for terraces and 50 for detached and semi-detached homes.
  • The larger home extension route. Single-storey rear extensions up to 8m deep for a detached house or 6m for others, via a prior approval application with a 21-day neighbour consultation. The fee is £249. This is now a permanent right, and in Caterham’s interwar and postwar housing stock it is frequently the most efficient way to get a genuinely useful kitchen and dining space.

The significant caveat is Article 2(3) land — conservation areas, Areas of Outstanding Natural Beauty and similar designations. On that land, side extensions lose permitted development status entirely, rear extensions of more than one storey are excluded, and cladding the exterior is not permitted. Roof extensions facing a highway are also out. With 19 conservation areas in the district and substantial AONB coverage across the North Downs, this catches a lot of Oxted and Caterham addresses.

Permitted development rights can also be removed by condition on a previous permission — very common on newer estates — or by an Article 4 direction. Always check the planning history of your own address rather than the general rule.

One strong recommendation: if you are relying on permitted development, apply for a Lawful Development Certificate before you build. It costs half the equivalent planning application fee, it gives you a formal determination that the works are lawful, and it is the document a buyer’s solicitor will ask for in ten years’ time. An extension built without one is not unlawful — but proving it is your problem, not the council’s.

Conservation areas, listed buildings and the Surrey Hills

Tandridge has 19 conservation areas and around 600 listed buildings, 20 of them Grade I. Old Oxted’s High Street, the older parts of the surrounding villages and pockets of Caterham all carry designations that change what is achievable.

In a conservation area, the test is whether your proposal preserves or enhances the character and appearance of the area. That is not a bar on contemporary design — a well-detailed modern rear extension behind a period house often preserves character far better than a poorly proportioned pastiche — but it does mean the street-facing elevation is treated as public property, and it means materials, window details and roof form get real scrutiny. Trees are also protected: you must give the council six weeks’ notice before works to most trees in a conservation area.

If your house is listed, listed building consent is required for internal as well as external alterations, and it is a separate consent from planning permission with no permitted development fallback whatsoever.

Worth watching: the Surrey Hills National Landscape boundary has not been reviewed since it was designated in 1958, and Natural England’s variation project proposes significant additions in this district — including areas identified as Limpsfield and Godstone Hills, Happy Valley, Caterham Woods and Woldingham Valleys. If your home falls within a proposed extension area, the designation would bring tighter permitted development restrictions and a higher landscape test. If a project is on your five-year horizon, this is a live consideration rather than a theoretical one.

Which policies your application is actually judged against

Tandridge’s adopted development plan is older than most people assume, and knowing what is actually in force matters when you are reading a case officer’s report.

The plan in force comprises the Tandridge District Core Strategy (2008) and Local Plan Part 2: Detailed Policies (2014–2029), adopted in July 2014. Alongside these sit the district’s neighbourhood plans, which carry full development plan weight in their areas:

  • Caterham, Chaldon and Whyteleafe Neighbourhood Plan (2025–2040), adopted June 2026
  • Woldingham Neighbourhood Plan (2016)
  • Limpsfield Neighbourhood Plan (2019)
  • Tatsfield Neighbourhood Plan (2024)

The Caterham, Chaldon and Whyteleafe plan is new, and if your home falls within it, its design policies are among the most current material considerations available. It is worth reading before you commission drawings rather than after.

Meanwhile the council is preparing the Tandridge District Local Plan 2024–2044, which reached Regulation 18 consultation on its spatial development strategy in the summer of 2026. It carries limited weight at this stage, but the direction of travel — particularly on Green Belt and design quality — is a useful signal for anyone planning a project over the next few years.

Two further points. Tandridge also publishes design guidance for specific settlements, including Woldingham, where plot ratios, tree cover and the low-density wooded character of the village are addressed directly. And Reigate sits in a different district altogether — Reigate and Banstead — with its own local plan and its own householder policies, so if you are comparing notes with a friend across the boundary, you are comparing different rulebooks.

Oxted and Caterham house types, and what works on each

Design guidance only gets you so far. What actually determines a good extension is the house you are starting from, and Oxted and Caterham have quite different stock.

Oxted runs from the timber-framed and tile-hung buildings of Old Oxted through Edwardian and interwar villas on generous, often sloping plots. Level changes are the defining challenge and the defining opportunity: houses that sit above or below their gardens respond well to extensions that step down, bringing the ground floor into a proper relationship with the garden instead of leaving it stranded a metre up. Roof form matters enormously here, because these houses are frequently seen from above or from the side.

Caterham on the Hill is dominated by interwar and postwar semi-detached and detached housing, typically on tighter but regular plots. These homes are almost always let down by the same thing — a narrow, dark rear kitchen separated from an unused dining room. The most transformative work is usually a modest rear extension combined with a serious replan of the existing ground floor, plus rooflights or a raised roof section to get daylight deep into the plan.

Caterham Valley has more postwar and later stock, often on steeply sloping sites where a lower ground floor is achievable without any increase in apparent bulk from the street — a genuinely useful move in Green Belt terms, because you gain floor area with limited visual impact.

Woldingham and the surrounding lanes are large detached houses on wooded plots, where the constraint is rarely space and almost always landscape character, tree cover and the village’s covenants.

There is a useful comparison with our South London work. A Victorian terrace in Herne Hill, Forest Hill or Dulwich has a side return and a fixed party wall on both sides — the design problem is light and width within a rigid envelope. A 1930s semi in Purley, Sanderstead or Beckenham has more room to move but a strong, repetitive street rhythm to respect. An Oxted villa on a sloping plot has neither of those constraints and a much harder landscape test instead. The principles carry across; the answers do not. That is precisely why we do not have a house style.

Beyond planning: what else will land on your desk

Planning permission is one consent among several, and the others catch people out:

  • Building Regulations. A separate approval covering structure, insulation, fire safety, ventilation and drainage. Required whether or not planning permission is.
  • Party Wall etc. Act 1996. If you are building on or near a shared boundary, excavating near a neighbour’s foundations, or cutting into a party wall, you must serve notice — typically two months ahead for party wall work.
  • Restrictive covenants. Common on Surrey estate developments, including in Caterham, Warlingham, Purley and Sanderstead, and administered privately rather than by the council. Woldingham’s covenants are actively watched over by the Woldingham Association. A covenant can prevent works the council has happily approved.
  • Trees. Tree Preservation Orders are widespread across the district, and conservation area notification applies separately. Where a proposal comes near a root protection area, commission an arboricultural report early rather than in response to a holding objection.
  • Drainage and surface water. On the chalk of the North Downs and the clay of the Weald, ground conditions vary sharply over short distances. Soakaway feasibility is worth establishing before the foundation design is fixed.

How we approach a Tandridge project

We are small deliberately. The person who walks round your house at the first visit is the person drawing it, sitting in the pre-application discussion, answering the case officer’s queries and standing on site when the steels go in. Nothing is handed down a line.

Our starting point is always the brief. The houses we design in Oxted, Caterham, Woldingham, Warlingham and across South London do not resemble each other, because the families living in them do not live alike. What they share is a method: careful listening at the outset, a fully resolved design in the middle, and a hands-on presence right through consent and construction.

On constrained sites — Green Belt, conservation area, covenant, or all three — that translates into three habits. We establish every constraint that applies before a line is drawn, including the original building’s footprint. We design to what the policy is genuinely trying to protect, rather than to the least generous reading of it. And we submit complete, well-argued applications, because a request for further information does not cost a week; it costs a determination cycle.

Designing a Home to Survive a Heatwave

British summers have changed, and a lot of British homes haven’t caught up. If your house turns into a greenhouse every time the temperature climbs above 25°C, you’re not imagining it — much of our housing stock, from Victorian terraces to 1930s semis, was designed for a cooler, wetter climate than the one we’re now living in.

The good news is that a home doesn’t need air conditioning to stay comfortable through a heatwave. With the right design decisions — many of which cost little or nothing extra when planned in from the start — a well-designed extension or renovation can stay genuinely cool through even the hottest weeks of summer. Here’s how we approach it.

1. Think About Orientation Before Anything Else

Where the sun falls on your home, and when, should shape almost every other design decision that follows. A south or west-facing rear extension with a large expanse of glass will look wonderful in a design render and feel unbearable by 4pm on a July afternoon.

Good design starts by working out exactly how the sun moves across your specific plot through the seasons, then orienting glazing, rooms and outdoor space accordingly. A kitchen extension that faces north-east, for example, can often support far larger areas of glass without any overheating risk at all — while a south-facing extension needs a very different approach to shading and glass specification.

2. Get Serious About Solar Shading

Shading is one of the most effective — and most overlooked — tools for keeping a home cool, because it stops heat before it ever reaches the glass. Options include:

  • External shading devices — brise soleil, louvres or fixed fins positioned to block high summer sun while still allowing lower winter sun through
  • Deep window reveals or recessed glazing, which cast natural shadow across the glass for much of the day
  • Overhangs and roof projections, carefully sized using sun-angle calculations rather than guesswork
  • Deciduous trees and planting, which shade a building in summer and let light through once the leaves drop in winter

Internal blinds and curtains help, but they’re a last line of defence — by the time heat has passed through the glass, most of the damage is already done. External shading is far more effective, and it’s a detail we build into the design stage of every extension, not bolted on afterwards.

3. Choose the Right Glazing — Not Just the Biggest

Full-height glass and expansive bi-fold doors are a hallmark of a lot of contemporary extensions, and they can look genuinely beautiful — but glazing choice needs to be a deliberate decision, not a default. Two things matter most:

  • Solar control (low g-value) glass, which reduces the amount of solar heat passing through the glazing without significantly compromising light or views
  • Right-sizing the glazed area to the room’s orientation, rather than maximising glass everywhere regardless of which way it faces

This is exactly the kind of decision that benefits from a design-led, brief-specific approach rather than a one-size-fits-all solution — a large glazed extension can work brilliantly in the right orientation, and be a genuine liability in the wrong one.

4. Build in Thermal Mass

Materials like masonry, concrete and exposed structural slabs absorb heat slowly during the day and release it gradually overnight, which helps flatten out the extreme highs and lows a lightweight, glass-heavy extension can otherwise suffer. This is particularly effective when combined with night purge ventilation (see below), and it’s a strategy that works well across very different house types — from a Victorian conversion in Herne Hill or Forest Hill to a contemporary new build in Reigate or Woldingham.

5. Design for Ventilation, Not Just Insulation

Good insulation keeps heat out in summer as well as in during winter, but insulation on its own isn’t enough — a well-insulated, poorly ventilated extension can trap heat just as effectively as it keeps it out. The strongest results come from combining insulation with a proper ventilation strategy:

  • Cross ventilation — openings on opposite or adjacent walls that allow air to move through a space rather than sit stagnant
  • Stack ventilation — rooflights or high-level vents that let hot air rise and escape
  • Night purge cooling — opening the house up overnight to flush out the day’s heat before it builds up again the next day
  • Windows people can actually use — safely, easily, and without needing to leave a house unsecured overnight

6. Consider the Whole Home, Not Just the Extension

One of the most common mistakes we see is treating overheating as an extension-only problem, when in reality a new addition changes how heat moves through the whole house. A large, well-ventilated kitchen extension can inadvertently draw hot air into the rest of the home if the wider ventilation strategy isn’t considered together. This is one of the reasons we look at a project holistically from the earliest design stage, rather than designing an extension in isolation from the house it’s attached to.

7. Know When Mechanical Cooling Genuinely Makes Sense

None of this means air conditioning is never the right answer. For vulnerable occupants, for very dense sites with limited opportunity for cross-ventilation, or for renovations with real physical constraints, a small, efficient, well-specified system can be entirely appropriate. The key is that it should be the last layer of a design strategy, not the first — a well-designed home might only need mechanical support for the hottest handful of days each year, rather than relying on it as a substitute for good passive design.

Every Home Needs a Different Answer

There’s no single formula for a heatwave-proof house, because no two homes — or briefs — are the same. A Victorian terrace in Dulwich with a narrow plot and limited orientation options needs a very different strategy from a larger detached home in Caterham or Sanderstead. That’s exactly why we design every project around the specific building, site and brief in front of us, rather than applying a fixed template regardless of context.

A Guide to Planning Permission on the Dulwich Estate

If you are planning an extension, a loft conversion or a full remodel on the Dulwich Estate, there is one thing worth understanding before you fall in love with a design: you will almost certainly need two permissions, not one.

Most homeowners in South London deal with a single gatekeeper — the local council. On the Dulwich Estate, the council is only half the story. The Estate operates its own consent system, the Scheme of Management, and it assesses your proposals against its own design guidance, on its own timetable, for its own fee. The two processes run in parallel and they do not talk to each other. Approval from one is not approval from the other.

This guide sets out how the Scheme works, what it expects of a design, how long it takes, and how we approach it — so that the process shapes your project early rather than derailing it late.

What the Dulwich Estate Scheme of Management actually is

The Dulwich Estate has been managed by charitable trustees for around four hundred years. Its land runs to roughly 1,500 acres across the boroughs of Southwark, Lambeth and Lewisham, and it takes in Dulwich Village, West and East Dulwich, Sydenham Hill and parts of Herne Hill and Forest Hill.

Until the Leasehold Reform Act 1967, most homes on the Estate were leasehold, and the Estate controlled their appearance through the terms of those leases. The Act gave leaseholders the right to buy their freeholds — which removed that control. To preserve the character of the area once those freeholds were sold, the Estate applied for and was granted a Scheme of Management by the High Court in January 1974.

The result is that around 4,000 freehold homes on the Estate remain bound by the Scheme. It runs with the land: it does not expire, it is not something you opt into, and it passes to every subsequent owner. If your home is on the Estate, you pay a small annual charge towards the running of the Scheme and you need the Estate’s written consent before you change the external appearance of your property.

This catches people out in two directions. Some owners assume that because they bought the freehold, they can do as they like. Others assume that because the council has granted planning permission, the matter is settled. Neither is the case.

A note for leaseholders. If you own a leasehold flat or house on the Estate, you sit under a different but parallel regime — you need a licence to alter from the Estate as landlord, with its own application requirements and fee scale. Structural changes, removing walls, replacing windows and installing boiler flues all typically require consent, even where the works are entirely internal.

Two permissions, one project: the Estate and the council

This is the single most important thing to grasp. The Estate is explicit that its approval “is separate from, and in addition to, the requirements of the local authority planning permission”, and that the two approvals are not connected — consent from one does not mean permission from the other will follow.

In practice, that produces three situations:

Works that need both. Most rear extensions, side returns, loft conversions with dormers, outbuildings of any size, and significant landscaping fall here. You are running two applications on two timetables against two sets of criteria.

Works that need Estate consent but not planning permission. This is the trap. Plenty of alterations sit comfortably within permitted development rights, or need no council involvement at all — replacing windows like for like, re-roofing, painting or repointing brickwork, installing solar panels, adding an EV charging point, changing a front boundary wall, taking down a tree. All of these can change the external appearance of the property, and all of them can require the Estate’s prior approval. A great many unauthorised works on the Estate are not extensions; they are windows and front gardens.

Works that need neither. Genuinely internal, non-structural work in a freehold house — a new kitchen, redecoration, replacing bathroom fittings — generally sits outside both systems. Structural alterations may still bring in Building Regulations and, if you share a wall, the Party Wall etc. Act 1996.

Our advice is always to establish the full permissions map at the outset, before drawings start. It costs almost nothing at that stage and it removes the risk of designing something that satisfies one authority and is unacceptable to the other.

Conservation areas, Article 4 and which council you are dealing with

Because the Estate straddles three boroughs, the first practical question is who your local planning authority is. Dulwich Village, East Dulwich and much of the Estate sit within Southwark; parts of Herne Hill fall to Lambeth; parts of Forest Hill and Sydenham to Lewisham. Each has its own local plan policies, its own householder design guidance and its own validation requirements. If you are on a boundary, check the address rather than assume.

Layered on top of that, much of the Estate lies within conservation areas, including Dulwich Village itself. Conservation area designation matters for three reasons:

  • Permitted development rights are curtailed. Side extensions, roof extensions and cladding generally lose their permitted development status, and there are tighter constraints on rear extensions and outbuildings.
  • Demolition of boundary walls and other structures can require consent in its own right.
  • Trees are protected. In a conservation area you must give the council six weeks’ notice before carrying out works to most trees — and on the Estate you will need a licence from the Scheme as well.

Southwark also operates Article 4 directions in parts of the borough, which remove specific permitted development rights that would otherwise apply. These are area-specific, so they need checking address by address rather than assumed from the postcode.

None of this means good contemporary design is off the table. It means the argument for it has to be made properly, in drawings and in writing, to two audiences at once.

What the Scheme’s design guidance actually asks for

The Estate publishes design guidance alongside the Scheme, and it is more prescriptive than most council householder policies. Understanding its instincts early saves a great deal of redrawing. The themes we work with most often:

Rear extensions. The guidance sets an expectation of modest depth and height — broadly in the order of three metres from the rear wall, and around three metres high to the parapet of a flat roof. These are starting points rather than absolutes, but a proposal that departs from them needs a clear design case and careful attention to daylight and neighbouring amenity.

Side extensions. The Estate is alert to the cumulative effect of infilling gaps between houses. Proposals that would close a gap entirely, or create a terraced appearance along a street of detached and semi-detached homes, meet resistance. Setting a side extension back from the front building line and down from the main eaves usually does more for a consent than shaving metres off the plan.

Windows and doors. Replacements are expected to match the original in material, proportion and detail. For homes built before around 1940, timber is the default expectation. Original leaded lights are protected — the guidance points towards secondary glazing rather than replacement units where thermal performance is the concern.

Roofs. Replacement roofing is expected to match the original material. Where concrete tiles have replaced clay historically, the Estate will often take the opportunity to return to clay. Slate, lead and copper are all accepted in the right context.

Materials and brickwork. Facing brick with appropriate pointing is the norm, and painting previously unpainted brickwork is discouraged. Contemporary materials — zinc, dark-stained timber, large glazed openings — are not prohibited, but they are held to a higher standard of design quality and are much easier to justify on a rear elevation than a street-facing one.

Boundaries and front gardens. Front boundaries are treated as part of the public realm. Hedges and soft landscaping are encouraged, with front boundaries typically kept low and rear boundaries more generous. Hardstanding for parking is scrutinised, particularly where it removes greenery or increases surface water run-off.

Trees. Tree works of almost any kind need a licence, and mature trees are among the features the Scheme exists to protect. Where a proposal comes near a root protection area, an arboricultural report is worth commissioning early rather than in response to a query.

Read together, the guidance is not hostile to ambition — it is hostile to proposals that ignore their setting. A well-argued, well-detailed contemporary rear extension has a far better chance than a poorly resolved pastiche.

The application process, step by step

The Estate’s process is more structured than many owners expect, and it rewards a complete first submission.

1. Pre-application conversation. The Scheme of Management Office will discuss proposals informally and confirm what needs consent. We use this stage to test the shape of an idea before it becomes a set of drawings.

2. Preparing the application. The Estate asks for a specific drawing package: existing plans and elevations, and proposed plans and elevations, at a minimum scale of 1:100 and no larger than A3, each single-sided and with a title block showing address, date, scale and drawing number. New work must be dimensioned and outlined in red. Ground levels and adjacent building lines need to be shown. You will also need a site location plan at 1:1250 with a north point, site photographs, and material and detail specifications for windows, doors and dormers. Supporting documents — design and access statements, daylight studies, arboricultural reports — are submitted as separate PDFs.

3. Validation and consultation. Once validated, the application goes out to neighbours and to the Estate’s advisory committee for a consultation period of around three weeks.

4. Assessment. The Estate’s own architect reviews the proposal against the design guidance, and a site visit is normally part of the process.

5. Decision. If the scheme complies with the guidance and no objections are received, a permit is issued. Where the proposal departs from the guidance, or where objections are raised, it is referred to committee.

6. Inspection and licence. The Estate surveyor inspects the works, and the final licence is issued once the completed work is found to be satisfactory. That last step matters: it is the document a future buyer’s solicitor will ask for.

Running alongside all of this, your householder planning application to Southwark, Lambeth or Lewisham has a statutory target determination period of eight weeks, which in practice frequently runs longer on constrained or contentious sites.

Fees and timescales

The Estate publishes a fee scale that is updated periodically, so treat the figures below as indicative and confirm the current rates before you budget. At the time of writing, freehold applications start from a minimum fee of around £142, replacement windows and doors are charged at around £348, loft conversions at around £865, and extensions and garden buildings on a per-square-metre basis. Leasehold licences to alter run on a separate scale.

Two points are worth emphasising. First, retrospective applications are charged at double the standard fee — the Estate takes unauthorised work seriously, and the financial penalty is the least of the consequences. Second, the Estate advises allowing roughly eight to ten weeks for an application to be processed. Run in parallel with an eight-week council determination and a realistic tender period, that is a meaningful chunk of your programme, and it belongs in the schedule from day one rather than being discovered in month four.

What happens if you build without consent

Because the Scheme is a legal charge running with the land, unauthorised works do not simply go unnoticed and expire. They surface — usually at the worst moment, when you come to sell and the buyer’s solicitor asks for evidence of Estate consent for the extension, the replacement windows or the driveway.

At that point the options are a retrospective application at double the fee and no guarantee of approval, remedial works to bring the property back into line, or an indemnity policy that a cautious buyer may not accept. We have seen sales delayed by work carried out in good faith by a previous owner who simply did not know the Scheme applied. The remedy is cheap at the start and expensive at the end.

How to Get Planning Permission or Permitted Development

Planning or Permitted Development

Planning permission is a legal consent that allows you to build.

Many designs may not require planning permission as they are classed as permitted development.

Permitted development allows you to build straight away without permission however we recommend that you apply for a certificate of lawful development to ensure that what you are building is permitted.

Pre-Planning Application

If the design is particularly dissimilar to surrounding properties or contentious, it may require an outline planning application. This can be submitted when the design is at an early stage to understand whether it is worth continuing the design process in a certain direction. This is useful for larger buildings such as new build houses and blocks of flats, that will require a large amount of professional services before undergoing a full planning application. For smaller buildings and extensions, this is unnecessary as it takes longer than a planning application and costs more.

Pre-Planning Meeting

For large new build schemes or for proposals that may be tricky to get planning permission, it may be necessary to meet with the local planning department to discuss the scheme and develop a way forward. This is a service that we offer.

Planning Application

We produce a full planning application package, which consists of 2-dimensional drawings with the addition of rendered images and reports if required, depending on the nature of the project. If it is clear that an additional report is required from an external professional service, we will identify a company and deal directly with them.

We offer the production of the following reports:

  • Design and Access Statement
  • Flood Risk Assessment

We can submit the Planning Application to your local authority on your behalf and deal directly with any correspondence.

The council’s planning consideration process takes approximately 8 weeks for a straightforward project. Larger and more complex projects can take up to 13 weeks.

Planning Appeal

If the application is unsuccessful, we can arrange an appeal on your behalf. If the project requires resubmission, we can assess the reasons for the decision and prepare an alternative design in response for re-submittal.

Application for Lawful Development Certificate

If your project is classed as permitted development, we can prepare an application for Lawful Development Certificate to send to the local council. Please see the Appendix for information on permitted development criteria.

How to get a party wall agreement?

A party wall is a shared wall that divides the properties or gardens of two separate owners, where the dividing wall is built along the boundary of the two properties.  A Party Structure is a means of separating separately owned properties in the form of a wall or floor within an apartment block.

Party Wall Agreements/ Awards are required for any work on an existing party wall or structure or any excavation within 3 metres or 6 metres of neighbouring buildings. Most side and rear extensions and loft conversions will require a Party Wall Agreement.

Under the Party Wall Act, building owners have the right to:

  • Repair party walls,
  • underpin party walls,
  • raise the height of a party wall,
  • re-build unstable party walls,
  • add a Damp Proof Course to a party wall.

A building owner must have a Party Wall Award in place with their neighbour before any construction work that will affect the party wall can commence.

Party Wall Notice

A Party Wall Notice is the notice that the homeowner uses to communicate to their neighbour their intent to carry out works to or close to a Party Wall.  A Party Wall Notice should include the following:

  • The names and addresses of the owners
  • Address of the building under construction
  • A description of the works including drawings
  • Details of any demolition to be carried out
  • The proposed start date for construction

At Cherry Architects, we can assist you with submitting a party wall notice and put you in touch with a party wall surveyor.

Before issuing a notice, it is recommended to talk to your neighbour about the work first so that they have warning and can discuss any concerns in advance.

Work cannot commence until the expiration of the notice period. The notice period should be at least 2 months in advance of the proposed start date for work to an existing party wall/ structure and at least 1 month when a new party wall is being proposed.

 The neighbour can respond to the notice by either giving consent in writing or giving refusal in writing within 14 days of receiving the notice. For works to existing party walls, if the neighbour does not respond before 14 days or they refuse, they are deemed to be in dispute and a party wall surveyor should be appointed. For the proposal of a new party wall, if the neighbour does not respond before 14 days or they refuse, the works can still go ahead but should be contained within the building owner’s land only.

Notices are valid for one year; work must have started before the year is up to remain valid.

If there is a dispute, a party wall surveyor should be appointed to draw up a party wall award. The adjoining owner has the right to appoint their own surveyor, for which the building owner must cover the cost.  The neighbour can also request certain safety or security measures to be undertaken by the building owner to protect their property and should be compensated should any damage to caused.

The Party Wall Award

The Party Wall Award is drawn up by the surveyor, which outlines the scope of work and dates for the works to be carried out. This must also record the condition of the neighbouring property. the surveyor will be required to inspect the work periodically to ensure its compliance with the terms of the award.

How long does it take to build an extension?

At Cherry Architects we work to two different levels of detail within our 3D modelling for Virtual Reality:

White Render

At an early stage of the design process, we model everything in white in order focus attention on the for, layout and flow of spaces. At this stage, we can establish how much glazing to add and how sunlight falls within the space.  

Depending on the design package selected, we may use White Render throughout the design process.

Detailed Render

When the design has developed sufficiently, our virtual reality architects start to explore materiality by testing out different materials and colours.  We can add specific products from window, lighting or flooring manufacturers to give a realistic view of how these would look in our architecture. We can even replicate personal touches, such as our client’s artwork, or specific pieces of furniture, to see how they would work in the space.
